Good to Know

What does “pre-list” mean?
A pre-list home is one we’re actively building or finishing that hasn’t officially hit the market yet. Joining the pre-list gives you early access to floor plans, pricing, and a chance to make selections before the home is publicly listed. It’s the best way to lock in something at this level before it’s gone.
Can I customize finishes on a coming-soon home?
Yes — depending on construction stage. Homes earlier in the build allow more customization (cabinetry, tile, flooring, paint, hardware, even some structural changes). Homes nearing completion typically have finishes locked. We’ll walk you through exactly what’s still open at the time of your inquiry.
What’s the typical timeline from pre-list to move-in?
It varies by property. Homes already under construction can deliver in 60–120 days. Earlier-stage builds may take 6–9 months. We’ll give you a specific projected delivery date for whichever property you’re interested in.
What’s the difference between a Pre-Drywall and Final 3D Tour?
A Pre-Drywall Matterport is captured after framing but before the walls are closed in — you can see the bones of the home, plumbing, electrical, and structural detail. The Final Tour is captured after completion and represents what the move-in-ready home looks like. Both are valuable: pre-drywall shows quality of construction; final shows finished aesthetics.
Can I tour a home in person during construction?
Absolutely — with an appointment, hard hat, and a quick safety briefing. We coordinate with the builder and our team will accompany you. It’s a great way to see craftsmanship up close before the walls are finished.
Do you offer financing recommendations?
We work with a small group of preferred lenders who specialize in luxury new construction. They’re fast, discreet, and understand pre-list scenarios where final pricing may still be moving. Ask us — we’re happy to make introductions.
What neighborhoods do you cover?
We currently have homes in Kenilworth Estates, Coral Hills, Royal North Estates (all in Dallas’s 75229 corridor), and Creekdale Estates / central Richardson. We’re always evaluating new lots in the broader DFW area — if you have a specific neighborhood in mind, let us know.
Are these new builds or renovations?
All seven properties in our current collection are new construction or under-construction new builds. Each is built or finished by our preferred builder partners with luxury finishes throughout.
